NeighborWorks Great Falls knows that a conventional mortgage doesn't fit every family. We offer loan products that help with total financing, down payment and closing costs for both families and individuals above and below 80% Area Median Income - see the chart below. All of our loan products do require clients to attend our Homebuyer Education course, as well as a personalized homeownership appointment to ensure future success. Upon using NeighborWorks Great Falls' down payment assistance, you automatically purchase our online post-purchase counseling that we encourage you to complete to ensure homeownership success.  To get started create a customer profile.

Matched Savings Accounts

NeighborWorks Great Falls can help put you on the path to homeownership with our matched savings account program to help with your down payment. This program matches your savings 3:1, which means you can save up to $1,000 and receive a match of $3,000 - giving you a total of up to $4,000 for a down payment! The purpose of the program is two-fold: To help you establish savings and budgeting habits in preparation for homeownership, and to form a relationship with a lending institution. Note: purchase of a NeighborWorks home is NOT required to participate in the matched savings program.

 Requirements

  1. Cannot have owned a home within the last three years.

  2. You must have some regular source of earned income.

  3. You must make consistent monthly deposits into the savings account.

  4. You must save for at least 6 months in the program.

  5. Two current bank statements are required. 

Debt & Credit Assistance Loan

This unsecured loan product is used to meet the needs of future homebuyers who may need to improve their credit or debt to reach their homeownership goal. The purpose of this program is to help future homebuyers reach their goal coupled with our financial coaching and education. Borrowers’ income does not need to meet any income guidelines to apply for this program and can qualify for $500 to $10,000 of loan assistance. 

This service is provided based upon affordability and the ability of the borrower to repay the loan. Contact NeighborWorks Great Falls (406-761-5861) to get started. 

HOME Deferred and Amortizing Second Mortgages

The HOME program available through NeighborWorks provides deferred loans between $2,500 and $25,000 (up to $50,000 in some cases) to provide down payment and closing cost assistance or to help fill the gap between the total financing needed for a home and the amount the primary mortgage lender is willing to lend. The 0% deferred loans have no interest and no payments until you refinance, or sell the home. These loans are available to households with income at or below 80% of the county median income, based on family size (see chart below).

The Amortizing loan also available to fill the gap for families with incomes up to 125% area median income and an have interest rates from 1.5% - 7.25%. Contact your lender and ask them to work with NeighborWorks Great Falls to see if either of these products can make homeownership a reality for you.

20+ Community Second Program

This loan program provides up to 20% of total financing needed for borrowers. Loans are between $10,000 and $50,000 and allow borrowers to provide as little as 1% of the home purchase price as down payment. This product is particularly relevant, and affordable, for people in Montana’s urban areas where FHA loans requiring mortgage insurance are the only other option for some borrowers and are more expensive. Contact your lender and ask them to work with NeighborWorks Great Falls to see if this product can make homeownership a possibility for you.These loans are available to households with income at 115% county median income and below.
