About Our Loan Products

NeighborWorks Great Falls knows that a conventional mortgage doesn't fit every family. We offer loan products for both families and individuals above and below 80% Area Median Income - see the chart below. All of our loan products do require clients to attend our Homebuyer Education course, as well as a personalized homeownership appointment to ensure future success. 

Loan Products

NeighborWorks Great Falls works with lenders who provide affordable housing lending. Our lender partners work directly with the borrowers and then send a package (see Reservation Checklist) to NeighborWorks Great Falls for processing. NeighborWorks Great Falls lending staff work closely with the lender throughout the process to ensure a timely approval and closing.   • Owner in Partnership Program Guidelines

  • 20+ Community Second Program

  • 0% deferred second mortgage funds - Up to $25,000 within City, up to $40,000 outside City

  • Income must be below 80% AMI

  • Amortizing second mortgage for down payment and closing costs for homes within City and in Cascade County

  • Income can be up to 125% of AMI
